Profit before tax in Q4 FY23 was at Rs 397.39 crore, registering a growth of 29.3% from Rs 307.30 reported in Q4 FY22

EBITDA grew by 10% to Rs 518 crore in Q4 FY23 as against Rs 472 crore posted in Q4 FY22. EBITDA margin improved to 33% in Q4 FY23 as compared to 29% recorded in the corresponding quarter previous year.

During FY23, the company's net profit surged 35.6% YoY to Rs 2,035.83 crore. Net sales declined marginally to Rs 5,694.83 crore in FY23 from Rs 5,717.39 crore posted in FY22.

DLF said that its residential business delivered a record performance by clocking new sales bookings of Rs 8,458 crore, reflecting a YoY growth of 210%. Cumulative new sales for the fiscal stood at Rs 15,058 crore, record annual sales bookings.

The strong business performance led to a healthy surplus cash generation enabling significant strengthening of firm's balance sheet. Consequently, the company's net debt has now reduced to one of the lowest levels, at Rs 721 crore.

The rental arm of the company, DLF Cyber City Developers' office portfolio remained steady and continues its path to normalcy. The retail business exhibited strong demand momentum.

The recovery across office segment remains gradual on account of continued global macro headwinds. While such headwinds continue to impact decision making in the short term, The company believes that India would continue to be the preferred destination for global captives and large occupiers.

The real estate developer said that the occupancy of its existing portfolio remained steady; however, the firm is witnessing healthy demand traction for its newer developments indicating a clear shift by large occupiers towards quality workplaces offering enhanced safety, engaging experience, and an integrated sustainable ecosystem.

The retail business continues to operate at high occupancy levels and deliver healthy growth. Footfall levels are now reaching the pre-pandemic level, with consumption trends showing buoyancy. The company expects sustained momentum for quality retail destinations and hence continued its expansion plans in this segment across multiple markets.

DLF stated that it continued to maintain a positive outlook towards both its businesses and remain committed to deliver consistent and profitable growth by bringing quality new offerings across multiple markets.

Meanwhile, the company's board has recommended a dividend of Rs 4 per equity share for the FY 2022-23, subject to approval of the shareholders.
