WeWork India Management announced the signing of five large-scale, long-term lease agreements across Bengaluru, Hyderabad, and Chennai, totaling over 700,000 sq. ft. of Grade A office space. The five new centres - WeWork Embassy TechVillage 8C, WeWork Vista Earth Centre, and WeWork Infinix Palladium in Bengaluru; WeWork Phoenix H10 in Hyderabad; and WeWork Embassy Splendid in Chennai will collectively add ~12,000 desks to the company's portfolio. Structured through long-term commitments ranging from 10 to 20 years, these partnerships signal both confidence in sustained demand and underscore the sector's evolution towards more stable, partnership-led growth models. Furthermore, by partnering with five distinct landlords across cities and micro-markets, WeWork India is enabling asset owners to future-proof their buildings with high-quality workspace solutions, while simultaneously offering enterprises a consistent, design-led product across locations.

The expansion spans five landmark developments across the region and is being delivered in partnership with leading landlords - Embassy Office Parks, Madhu Ventures & Vista Spaces, Inspira Builders and Phoenix Group Hyderabad. This scale of collaboration reflects a broader market shift, with asset owners increasingly partnering with established operators like WeWork India to address rising enterprise demand for high-quality, flexible workspaces.

Wework India Management has entered into a leave and license agreement for an additional 41,621 square feet, resulting in a further increase in its operational capacity at Pune. The incremental capacity will add approximately 575 desks to the existing capacity of 1,21,638 desk for an investment of Rs 9 crore.

The project covers approximately 250,348 sq. ft. and includes 1,507 workstations.

The agreement spans 60 months, with a committed term of 42 months. Works under the contract are scheduled for completion by May 21, 2026, after which TMUS India is expected to commence operations from the premises.

The contract value stands at Rs 475.49 crore. WeWork will design, develop, and manage the workspace on behalf of TMUS India.

The company clarified that neither promoters nor group companies have any interest in the awarding entity, and the transaction does not constitute a related party deal.

This order strengthens WeWork India?s footprint in Hyderabad, expanding its presence in the premium managed workspace segment for large corporate clients.

WeWork India is one of India?s leading premium flexible workspace operators. Since its inception, WeWork India has expanded across 8 cities in Chennai, New Delhi, Gurugram, Noida, Mumbai, Bengaluru, Pune, and Hyderabad, with 73 operational centres spanning 8.2 million square feet (as of December 2025).

The company had reported a consolidated net profit of 16.70 crore in the quarter ended December 2025 as against net loss of Rs 83.25 crore during the previous quarter ended December 2024. Sales rose 28.97% to Rs 634.11 crore in Q3 FY26 over Q3 FY25.

The scrip declined 4.84% to Rs 472.70 on the BSE.

Wework India Management has entered into a lease deed for capacity addition in Bengaluru, admeasuring 1,51,201 square feet, which will result in an increase in its operational capacity. The company proposes to add 2,327 desks (approximately) to its existing capacity of 1,21,638 desks (83.90% capacity utilisation) on or before June 2026. The capacity expansion will require an investment of Rs 32 crore to be funded by mix of internal accruals and debt.
